The project developers of Mahogany Lane are pleased to provide a homeownership opportunity at below market prices for qualified families. The Mahogany Lane affordable home program is an opportunity for income qualified households to apply for the experience in homeownership. When completed, the pre-application is the first step to a detailed process that could result in you owning your own home at Mahogany Lane.
Mahogany Lane is an equal opportunity affordable ownership housing program located near Montgomery Avenue and Mace Boulevard in Davis. Within this mixed income development there are projected to be eight affordable two story duet homes with one car garages, consisting of four two-bedroom duets and four three-bedroom duet homes. The project will be constructed in phases with the first affordable units anticipated for completion in April 2012.

To qualify for potential ownership in Mahogany Lane, the total household income cannot exceed 120% of the Area Median Income for Yolo County as adjusted for household size. The current maximum income limits to qualify can be found on the Affordable Ownership Housing information page.
To keep the house affordable, the City will attach permanent deed restrictions to each property with the following requirements:
- The household must remain the owner occupant of the home at all times and must live in the home a minimum of twenty-four months before selling it.
- Future sales prices are restricted to a maximum of 3.75% annual appreciation from the original price and date of sale.
- The City has the Right of First Refusal on all sales. This means that the City, or its designee, has the opportunity to provide income qualified buyers in event of a sale. This requires 1% of the sales price to be paid to the City or its designee to cover the program costs.
The average prices of the affordable houses are expected to be:
Two bedroom homes - $220,000
Three bedroom homes - $240,000
When purchasing a home, you have the right to choose any lender and to have your own representative involved in the transaction (at your sole expense). The project developer has selected June Jeong with Wells Fargo to aid in the loan process (925-876-5096, june.jeong@wellsfargo.com). She has knowledge of the Mahogany Lane community and the City of Davis Affordable Housing Program and can assist you in determining your ability to get a loan. The eight affordable units are available for sale through the Warmington Group at the Mahogany Lane sales office. Warmington is now accepting pre-applications and all are welcome to apply.
