General Information


The City of Davis offers Pre-Designed ADU Plans free of charge. Three design option sizes are available as follows:

Each design option size is available in three different architectural styles: Adobe (Pueblo-style housing), Agrarian (farmhouse style), and Mid-Mod (mid-century modern style). There are nine options total to choose from. The Pre-Designed plans are subject to the normal review process; however, the plans have been previously plan-checked providing a quicker review process with reduced fees. The Plans also provide customizable items like window and door types.

The Pre-Designed ADU Plans offer an expedited process and reduced plan check fees when compared to the normal ADU process. Only a contractor is required for the issuance of a building permit. Using the Pre-Designed ADU Plans should provide an applicant with an overall cheaper process. The City can not provide applicants with a cost estimate for construction of the ADU.

Changes to the Pre-Designed ADU Plans will not be accepted.


Application Process

Step 1: Figure out whether an ADU fits on the property 

Pre-Designed ADUs must comply with the minimum four-foot setback requirement. Use the Predesigned ADU Handout for an example plot plan. The ADU will be viewed as a Type 1 ADU which means lot coverage, floor area ratio, and open space requirements do not apply. 

Step 2: Obtain the plans 

Each plan set is available above with a copy of a Not For Construction plan for viewing. After you select a design option size, you must submit: (1) a wet-signed Hold Harmless and Indemnification Agreement and (2) a site plan in-person at in the Community Development office at City Hall. From there, official plan sets will be distributed via email, then applicants must get a building permit (go to step 3 below).  

Step 3: Apply for a building permit

Prior to submission for a building permit, applicants must select the desired architectural style from the checklist on plan sheet G0.0 (see title sheet on plans). Take out the plan sheets that DO NOT correspond with the architectural style of your choice. Submit two, full-sized printed copies of your custom plan set following the project checklist for your architectural style. City staff will review the plans for completeness, verifying the elements of plan sheets G0.0 and G0.1. Once the site plan is approved, the building division will work with you to obtain a building permit. Note: a California licensed general contractor is required prior to the issuance of the building permit.

FAQs


Where can I find the plans?

The Predesigned ADU Plans can be accessed within each plan set's webpage. These plans are not for construction and not complete with all the materials you will need for a building permit. When you are ready for an official plan set, follow step two above. 

What are the utility requirements?

In certain situations you may need to upgrade the utilities on site to accommodate the installation of your new ADU. An increase in the sewer lateral size, an increase in the size of the main electrical panel, and the installation of PV Solar may all be requirements which can add to the expense of building an ADU. Be sure to contact the Building Division as early in the process as possible to assist you. 

Can I make changes to the plans?

No. You can not make modifications to the pre-designed ADU plans or field revisions during construction. If alterations are noticed, the building division may order a stop work and charge for a reinspection fee. Once the structure is complete and you received a building final approval, you are free to modify with a separate building permit.

What should be included on the plot plan?

The plot plan should look like the example provided below. Important aspects of the ADU plot plan are the property lines, proposed setbacks, existing structures, and the address of the property.
