Project Description: This Builders Remedy project proposes a new 5 story, 20-unit, apartment building at 212 University Avenue. The project includes the demolition of the existing structure. 20% of the provided units will be affordable for low-income households which qualifies the project as a density bonus project based on the Government Code Section 65915. The cover letter below explains how the project is applying for concessions and waivers to specific development standards including the height of the building.

Builders Remedy: The applicant applied for the project under Builders Remedy. As described in Government Code Section 65589.5(d), a local government can not disapprove of a housing project as long as the project provides at least 20% affordable housing for very low, low- or moderate income households and the jurisdiction does not have a compliant Housing Element. 

Density Bonus: By including the affordable housing units for low-income households, the project qualifies for two incentives or concessions from local development standards. It also qualifies for density bonus waivers for any standards that would prevent a project from being built.
