The Bretton Woods Subdivision Project includes 51 small builder custom lots. These lots are reserved for qualified small builders. The design of the homes are required to comply with the Bretton Woods Design Guidelines and applicable development standards. Design consistency review of the home designs is required prior to submittal for building permits. 

Small Builders 
Small builder lots must be sold to qualifying small builders or owner/builders. No more than 15% of the small builder lots shall be sold to a single small builder in a calendar year. To qualify as a small builder, fill out the small builder form for review and approval of the Community Development and Sustainability Department:

  • Small Builder Certification Form

  • Design Review Consistency 
    Custom homes shall be reviewed for consistency with the Bretton Woods Design Guidelines prior to submittal for building permits. Prior review by the Bretton Woods Architectural Review Board is also required. For the consistency review, applicants shall submit a PDF set of the following and the review fee to the Department of Community Development and Sustainability: 

    The consistency review is an administrative process and does not involve any formal noticing or public meeting, unless otherwise required. 

    Other Project Requirements and Final 
    Additionally, there are other requirements of the Bretton Woods Subdivision Project for the residential homes, such as universal design features, solar and sustainability requirements, and landscaping. 

    Final inspection of each residence is necessary for compliance with project requirements.  Inspection of the site by the HOA is also necessary. Coordination of inspections is the responsibility of the builder or homeowner.
