Chiles Ranch was originally approved in 2009 with a revision in 2017 and subsequent extensions to the Development Agreement in 2022 and 2024. The approved project is a 96-unit subdivision which primarily consists of single-family homes on lots ranging from 2,000 square feet to 5,000 square feet. These homes will be of various product types ranging from alley-loaded homes with detached garages to small pods of 6 to 8 homes surrounding a courtyard. To serve the middle-income buyer, there will be a small number of homes with tandem garages. Project approval documents and information of the project history and related documents are provided below.

  • 2024 PROJECT INFORMATION

    In 2024, the applicant submitted a request to amend the Chiles Ranch Subdivision Development Agreement to extend the expiration by five years to July 6, 2029. The Planning Commission is scheduled to consider the proposed DA Amendment on April 24, 2024.

    The City Council is scheduled to consider the proposed DA Amendment at a hearing on May 7, 2024. No change to the subdivision layout or design or standards was proposed. City Council staff reports are available on the City Council Agenda page at: City Council Agendas

  • 2022 PROJECT INFORMATION

    In 2022, the City Council approved an amendment to the Chiles Ranch Subdivision Development Agreement to extend the expiration date to July 6, 2024.     2017 PROJECT INFORMATION

    In 2017, the City Council approved an amendment to the Chiles Ranch Subdivision approvals. The residential subdivision map was revised from a 108-unit subdivision to a 96-unit subdivision.  In doing so, the 20 condominium units that were to be built on Lot 41 were changed to 9 individual single family residential lots, known as Chiles Ranch West.  The requirement for 20 affordable housing units will be met by the construction of twelve 3-bedroom units and the payment of in lieu fees for 8 units.  In addition, the expiration date of the entitlements was extended to July 6, 2022. Planning approvals (PA#15-24) included:  Supplemental Development Agreement #2-10, Tentative Subdivision Map #2-10, Revised Affordable Housing Plan #1-10, Final Planned Development #1-10; Revised Final Planned Development #2-17.

    2009 PROJECT INFORMATION

    On June 30, 2009, the City Council by the vote of 3-2 approved Planning Application for the Chiles Ranch Subdivision Project. The project primarily consisted of single-family homes on lots ranging from 2,000 square feet to 5,000 square feet. These homes will be of various product types ranging from alley-loaded homes with detached garages to small pods of 6 to 8 homes surrounding a courtyard. To serve the middle-income buyer, there will be a small number of homes with tandem garages. Planning approvals (PA#55-07) included: Mitigated Negative Declaration #1-08, General Plan Amendment #5-07, Rezone/Preliminary Planned Development #8-07, Development Agreement #04-08, Tentative Subdivision Map #3-08, Final Planned Development #12-07, Affordable Housing Plan #1-08, Design Review #7-08 for the Chiles Ranch Subdivision.
