Nishi Student Apartments Proposal
On October 6, 2017, the property owners submitted a preliminary conceptual site plan for development on the Nishi property. The City has also received a revised application and project narrative (all attached). The focus of the project is providing student housing, including an affordable component. The narrative notes that vehicle access would be through a crossing under the Union Pacific Railroad tracks to the UC Davis campus. Vehicle trips would be reduced, and the elimination of private automobile to west Olive Drive would need to be explored. The project also includes open space, potentially a farm to provide produce for UC Davis students, and surface parking with opportunities for photovoltaics.

The City, in collaboration with UC Davis and Yolo County, is embarking on a community-based planning process for the Downtown University Gateway District, including the Nishi property, West Olive Drive, and the adjacent UC Davis land. The 45-acre Nishi site is a gateway to the District that is proposed to be a walkable/bikeable mixed-use district including university-related research park development complemented by high density urban housing and integrated into the UC Davis campus and Downtown.

- Economic and Fiscal Impact Analysis of Proposed Innovation Centers, September 8, 2015
This report is centered on the two actively proposed Innovation Center projects as of September 2015: the 47-acre Nishi Gateway Innovation District and the 229-acre Mace Ranch Innovation Center (MRIC) site. Together, the two projects are expected to generate approximately 3.1 million square feet of commercial development at buildout, capable of accommodating about 6,500 jobs. In addition, 650 housing units are proposed as part of the Nishi project.

The City of Davis would like you to participate in a community based planning process for the Downtown University Gateway District. The Nishi site is a gateway to the District that is proposed to include a mix of university-related research park development complemented by high density urban housing.
- Davis Receives Grant for Downtown University Gateway Plan
The State of California Strategic Growth Council (SGC) has approved grant of nearly $600,000 for the City of Davis Downtown University Gateway District Plan. The decision was made at the SGC’s June 13, 2014 meeting in Sacramento. This SGC grant will help fund analyses and environmental review for the Nishi Gateway project, along with transportation, water/wastewater, and open space plans for the Downtown University Gateway District. The competitiveness of the application was greatly enhanced by the participation of Yolo County as co-applicant, UC Davis as a collaborator, and SACOG as a partner.
